I TRACK WAUPACA CHAIN O’ LAKES & OTHER WATERFRONT REAL ESTATE HAPPENINGS SO YOU DON’T HAVE TO. Not trying to inundate you with emails this week, but it has been a busy week in waterfront real estate — and another Waupaca Chain property has just come on the market. NEW WAUPACA CHAIN LISTING This one is on the lower end of the Chain's current price range and may be especially interesting to someone looking for a more affordable way onto the Chain. 980 sq. ft. For the listing price, photos and complete property details, go to: THE CHAIN MARKET IS INTERESTING RIGHT NOW We currently have 13 properties listed for sale on the Waupaca Chain O' Lakes. Of those, 3 are condos in the Wingspan development, and we now have 4 Chain listings priced under $1 million. At the same time, look at what is happening at the other end of the market. Three properties are currently under contract and waiting to close at asking prices of: $1,750,000 $2,295,000 $3,500,000 And there is still an active Chain listing priced at more than $4 million. That is quite a range of waterfront real estate on one relatively small Chain of lakes. WHAT DOES THAT TELL US? To me, it shows why looking at one average number doesn't tell you very much about the Waupaca Chain market. We can have a smaller Chain property priced under $1 million at the same time another property is under contract at several million dollars. Waterfront properties are different. Which lake, frontage, view, water depth, lake bottom, lot, improvements and the home itself can make an enormous difference in value. That's also why I track the individual Chain transactions rather than relying on generic online home-value estimates. I track Chain sales, so you don't have to.
