Heatwave 3.0, Hot Property & Keeping Cool in UB10

Dear Neighbour,

If you're reading this while enjoying Heatwave 3.0 of 2026, I hope you've managed to find somewhere cool!

Personally, I've spent part of the last week trying to find an air conditioning supplier with availability before Christmas, apparently I'm not the only one!

Thankfully, the property market has remained just as warm as the weather and has been keeping me busy.

The latest figures for UB10 continue to paint an interesting picture. The average property price now sits at £555,706, up 11.1% over the past seven years, with homes currently achieving an average of £8,311 above their asking price. At the same time, there are 289 properties available and around 23 homes selling each month, meaning buyers still have plenty of choice while sellers continue to achieve strong prices.

It's quite an unusual market really. Buyers have options, which is healthy, but when the right property comes along priced right, competition is still very much alive. It's a bit like trying to find the last shaded spot in the park during a heatwave - hesitate for too long and someone else has already put their towel down.

Away from property, there are a few local events I'd love to highlight.

On Tuesday 14th July, Hillingdon Women Community Day takes place at St Giles' Church in Ickenham. There'll be stalls, talks and a fantastic opportunity to meet local organisations and members of the community.

I also know October feels a long way off, especially while we're all searching for the nearest fan, but registrations are now open for the Half Marathon Walk in aid of Home-Start Hillingdon, with an early bird offer available until 31st August.

I've mentioned Home-Start before because it's a charity I genuinely champion. They do incredible work supporting local families through some of life's most challenging moments, helping parents build confidence, reduce isolation and give children the best possible start. Sometimes the greatest support isn't financial; it's simply knowing someone is there to help. If you've been thinking about taking on a challenge this year, this is a wonderful cause to do it for.

Finally, I wanted to share another brilliant local event taking place at the Compass Theatre in Ickenham.

Their Dementia Friendly Disco offers fun, welcoming sessions for those living with dementia and their carers, with Brian Rowan performing songs from the 60s, 70s and 80s. Music has an incredible way of bringing back memories and putting smiles on faces, and it's a lovely reminder of the importance of looking after those in our community who may need a little extra support.

If you have an elderly neighbour, family member or friend, perhaps this month is a good excuse to knock on the door, check in and let them know about events like this. Sometimes a five-minute conversation can brighten someone's whole week.
