• No buyer contingencies--all due diligence should be done upfront

• Non-refundable EMD due by 12pm the following business day or same business day if it's before the wire cutoff

• Cash or hard money loans only

• Close on or before the set closing date

• All closing costs are paid by the buyer

• Seller has the right to leave or take whatever personal possessions they feel like from the property

All contracts are non-contingent, all due diligence must be completed prior to signing the assignment agreement.
