Who We Are

Oculus Capital is a physician-led real estate syndication company based in Minnesota. Our investment philosophy centers around:

  • Strong fundamentals – buy below replacement cost, in supply-constrained markets

  • Value-add opportunities – improve operations, management, and the resident experience

  • Tax efficiency – bonus depreciation, cost segregation, and optimized debt structure

  • Aligned incentives – we invest alongside our limited partners in every deal

We focus primarily on multifamily properties that generate stable cash flow and long-term appreciation. In challenging economic cycles, housing remains one of the most resilient asset classes—and our strategy is positioned to benefit from that stability

How We Invest

Each project undergoes rigorous due diligence, including:

  • Detailed financial underwriting

  • Local market analysis

  • Stress-testing against vacancy, rent, and interest-rate scenarios

  • Third-party inspections, environmental review, and rent-roll audits

We partner with experienced property management teams to improve occupancy, reduce expenses, upgrade units, refresh curb appeal, and create better communities for residents.

Our Track Record So Far

In June 2024, Oculus Capital acquired Highland Park Fridley (River Park Crossing), a 77-unit property in a high-growth Minneapolis suburb. Since acquisition, the property has:

  • Stabilized with consistently high occupancy above 97%, reflecting strong ongoing demand

  • Achieved rents at or near pro forma targets without requiring pro forma-level renovation spending

  • Generated strong cash flows, with investor distributions beginning ahead of schedule

Our next acquisition, Century Oaks Apartments in Oakdale, MN (175 units), continues that positive trajectory:

  • High-quality housing located in a strong, high-demand submarket

  • Purchased significantly below replacement cost, creating immediate value

  • Achieving rapid lease-up with quality tenants—from occupancy in the mid-70s when we first engaged to 97% today, with pending applications that may bring the property to 99%

  • Securing rent increases ahead of projections while spending less than expected on unit renovations

  • Producing strong early cash flows, already tracking ahead of expectations
