What I’m seeing firsthand, mortgage rates through the decades, a closing scam warning & a little Halloween fun.
The Grit and Grace Monthly October 2026 — Tiffani on a fall porch

A Little October Note 🤎

October has a way of reminding us that change can be a good thing. Cooler mornings, front porches dressed up for fall, and a fresh perspective—yes, please.

I missed our September check-in, so I’m especially happy to be back in your inbox. This month, we’re talking about what the housing headlines don’t always tell you, a closing scam that still has me shaking my head, and a few fun things worth sharing.

Grab your coffee and stay a minute. There’s a little real estate and a little life in between. 🍂

🏡 They Say the Housing Market Is “Frozen”…

I keep seeing headlines that make it sound like the entire housing market has come to a standstill. And yes, affordability is challenging, some homes are taking longer to sell, and plenty of buyers are being thoughtful about their next move.

But here’s what I see firsthand: life doesn’t stop just because mortgage rates aren’t where we wish they were. People still get married, welcome babies, relocate for work, downsize, divorce, retire, and find themselves ready for a new chapter.

A national headline can tell us about a trend. It can’t tell you what’s happening with a particular house in Weatherford, Fort Worth, Granbury, Aledo, or your neighborhood.

For buyers: Start with a monthly payment you can comfortably live with. Then work backward with a lender to explore loan options, potential seller concessions, and whether a purchase makes sense for you now. You don’t have to buy just because you qualify.

For sellers: Pricing, presentation, condition, and marketing matter. A home that’s positioned well for its specific market has a very different story from one priced for the market of a few years ago.

My favorite question isn’t “What will the market do?” It’s “What makes sense for your life?”

LET’S TALK ABOUT YOUR OPTIONS

📊 Mortgage Rates: A Little Perspective

Remember when everyone talked about 3% mortgages? Those were historically unusual years—not the standard that every decade has enjoyed.

1981
16.6%
1990
10.1%
2000
8.1%
2010
4.7%
2021
3.0%

Rates matter. But so do home prices, taxes, insurance, your cash on hand, and the payment you can sustain. Nobody can guarantee when rates will fall—or whether refinancing will make sense later.

The goal isn’t to chase a magic interest rate. It’s to make an informed decision that fits your budget and your timeline.

🚨 A Closing Scam, a Starbucks & One BIG Red Flag

I recently had a seller scheduled to sign closing documents with a mobile notary arranged by the title company. Then someone claiming to represent that notary texted her with a change of plans.

The message said her signing had been moved to an earlier time at a Starbucks. Strange enough, right? But here’s the part that set off every alarm bell: she was told NOT to notify the title company because it would “cause confusion.”

Thankfully, my seller told me about the change because she knew I planned to be at closing. I immediately recognized the red flags. A legitimate last-minute change should never depend on keeping your title company in the dark.

Protect yourself: If anyone changes your closing time, location, wiring instructions, or payment details, independently call your title company using a phone number you already know is legitimate. Never rely on the number in a suspicious message.

This is why I attend my closings. Every single one. I’m there until you close, fund, and get your keys. 🔑 That’s Real Estate with Grit & Grace.

🎃 Save This One: Pumpkin Pie Dip

All the cozy pumpkin-pie flavor, none of the oven time. This is the kind of fall treat that disappears at a get-together.

Pumpkin pie dip with gingersnaps, graham crackers and apple slices

What you’ll need:

  • 8 oz cream cheese, softened
  • 1 cup pumpkin purée (not pumpkin pie filling)
  • ½ cup powdered sugar
  • 1 tsp pumpkin pie spice
  • 1 tsp vanilla extract
  • 1 cup whipped topping

Make it: Beat the cream cheese until smooth. Mix in the pumpkin, powdered sugar, pumpkin pie spice, and vanilla. Gently fold in the whipped topping. Chill for at least 30 minutes.

Serve with: gingersnaps, graham crackers, pretzels, or apple slices. My vote? A little of everything. 😂
