On Friday, we were about 45 minutes outside of Kalispell, Montana, evaluating a 640-acre parcel for the Fund. The base of the property sits at 4,500 feet in elevation and rises to approximately 6,000 feet. From just below the summit, the property commands sweeping views to the West, East, and North. We believe the summit itself may offer full 360-degree views, but we couldn't cover the final 350 vertical feet the snow was simply too deep. On our next visit, we'll bring snowshoes and confirm what we suspect: that the top of this parcel is extraordinary.
One notable advantage: the property has paved asphalt road all the way to its boundary a rarity for acreage of this size and elevation in the rural West. That existing infrastructure meaningfully reduces development costs and accelerates our timeline.
The property is offered at a compelling price. Our development plan for these 640 acres follows the Fund's core playbook: build roads, drill water wells, and in future years, install highly reliable remote power systems. We believe we could immediately subdivide the parcel into four 160-acre tracts, which alone would more than double the effective price per acre virtually overnight.
