🏡 Loudoun County Real Estate Market Report 📊

Loudoun County reveals a steady and competitive housing landscape. Detached home prices remained unchanged at $1,133,820, while attached homes saw a 5% increase, reaching an average of $648,109. Homes are moving relatively quickly, with an average of just 18 days on market, down 5.3% from last year. Sellers are benefiting from strong buyer interest, achieving 101.5% of their list price. The market also experienced a surge in activity, with active listings up by 28.6% and sold listings jumping an impressive 40.7%.

🏡 Fairfax County Real Estate Market Report 📊

Fairfax County shows impressive year-over-year growth, especially in the detached home segment, where the average sales price climbed to $1,241,660—an 11.3% increase. Attached homes also saw a healthy boost, reaching an average of $569,023, up 6.4%. Homes are selling faster, with the average days on market down to just 17 days, a 22.7% decrease. Sellers are benefiting from strong demand, receiving 101% of their asking price on average. With active listings up by 25.2% and sold listings jumping 28.6% to 836, the Fairfax market is showing both high activity and strong buyer interest.

🏡 Howard County Real Estate Market Report 📊

Howard County highlights a strong seller’s market, particularly for detached homes, which saw an average sales price of $821,856—up 1.3% from last year. While attached home prices dipped slightly by 4.7%, the pace of the market picked up, with homes selling in just 14 days on average—a significant 33.3% drop in days on market. Sellers continue to benefit from competitive offers, receiving 101.9% of their list price. The market also saw a rise in inventory, with active listings up 17.8% to 305 homes. Closed sales climbed to 212, marking an 18.4% year-over-year increase in buyer activity.

“Location, location, location” is often quoted in the real estate market and emphasizes the importance of location-based features in people’s housing market decisions. While many locational characteristics stay constant over time, keeping informed of upcoming infrastructure improvements can help determine emerging housing market demand in certain local markets from upcoming location-based advantages.
