🏡 Fairfax County Real Estate Market Report 📊

The Fairfax County real estate market report for December 2024 reveals a median sale price of $1,205,816 for detached homes, marking a 2.5% increase compared to last year. Attached homes have a median sale price of $554,250, up by 3.2%. Homes are selling faster, with a median of 25 days on the market, although this is a 19% increase in time. The sale price to list price ratio remains strong at 99.1%, showing minimal fluctuation from the previous year. Active listings have decreased significantly by 22.6%, while sold listings experienced a slight decline, with 845 homes sold, down by 1.4%.

🏡 Loudoun County Real Estate Market Report 📊

The December 2024 market report for Loudoun County highlights some interesting trends. Detached homes have a median sale price of $1,103,417, reflecting a decrease of 5.2%, while attached homes have seen a slight increase, now at $629,325. Homes are selling quickly with a median of 18 days on the market, 10% faster than the previous year. The sale price to list price ratio is strong at 100%, showing sellers are getting their asking prices. There are 318 active listings, down by 25.7%, but sold listings have increased by 8.1% with 385 homes sold.

🏡 Howard County Real Estate Market Report 📊

The Howard County market report for December 2024 shows a slight rise in the median sale price for detached homes, now at $784,361, reflecting a 0.3% increase. Attached homes, however, saw a small decline, with the median price at $465,815, down by 1.1%. Homes are selling in 24 days on average, a significant increase of 41.2%, indicating a slower market. The sale price to list price ratio remains robust at 99.4%, slightly lower by 0.2%. Active listings have decreased dramatically by 23.1%, and sold listings have also dropped by 4.1%, with 231 homes sold.
