High Demand and Over-Asking Sales: The data shows that well-presented homes in Greater Sudbury are frequently selling for significantly more than their asking prices. For example, a home on Greenvalley Drive listed for $579,900 recently sold for $645,000, and a property on Shirley Street listed at $399,900 commanded a final sale price of $505,485.

Competitive Market with Fast Sales: We saw 131 properties successfully sell in March 2026 with an average of about 35 days on the market. However, well-priced homes are generating excellent competition and moving much faster than the average. Highly desirable properties, such as a home on Toya Court and an acreage on South Lane, sold in just 2 and 5 days, respectively.

What this means for you: With buyers acting quickly and decisively on fresh inventory, the spring market remains highly active. If you’ve owned your home for 3 years or more, you are likely sitting on significantly more equity than you realize.
